URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The three parcels in Sengkang have the possible to be developed into an overall of 4,500 to 5,000 brand-new residences in the future, Lee estimates. He believes the domestic units may be a mix of HDB, executive condos (ECs) and private real estate.
Two different tracts re-zoned for domestic development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
Five land parcels were rezoned as part of the latest change to URA’s Master Plan 2019. Three of the sites remain in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to facilitate domestic development that will sustain the interest for real estate in the areas and also allow even more citizens to get much easier access to amenities and public transportation, states URA.
The land parcel at Woodlands sits opposite the Singapore Sports Academy and can generate 1,000 houses, according to Lee. Reverse the road, a government land sale (GLS) site at Champion’s Way was sold for $904 psf per story ratio in September 2023 to City Developments Ltd. The site can be turned into a 350-unit private housing venture.
The parcels in Sengkang remain in the Fernvale subzone, restrained by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. 2 roads separate the 3 parcels. “The Fernvale location is an expansion of Sengkang town and brings residents closer to Seletar Aerospace Park,” states Lee Sze Teck, senior director of data analytics at Huttons Asia.
Some other residence advancement spots in the area consist of those on Anchorvale Road, which could generate in between 6,000 and 7,000 brand-new homes, adds Lee. Therefore, anywhere from 10,500 to 12,000 new residences might be offered in Sengkang in the coming future, including exec residences and private housing.
Meanwhile, the site at Bukit Panjang is at the moment occupied by Beacon Primary School. Lee estimates that the area might generate 900 to 1,000 residence units and likely be new Built-to-Order flats.
The western parcel is recommended to be zoned as a pure housing area (subject to detailed planning). Huttons’ Lee thinks the western site in Fernvale might house an MRT terminal for a new line spreading from Woodlands to Greater Southern Waterfront and going through Sengkang. If so, the brand-new terminal will serve the upcoming house in Fernvale. “Nevertheless, it might take years for in-depth planning on the brand-new line to be realized,” he includes.
The easternmost parcel in addition comprises of a small site zoned for residence, an additional location for a park, and a suggested place zoned for health and primary care. The sites in this parcel might be built much higher on average than the previous site, with a bigger gross plot ratio of 4.0 or 4.2.
The center site contains pockets of residential areas, a suggested location for a park, and a suggested site for a church. Most of the sites in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.
